A fresh wave of data center listings is giving public-market investors their first broad look at a sector that has largely been the preserve of private capital and infrastructure funds.

The companies coming to market are not uniform. Some own the land and buildings, while others concentrate on power, cooling or the specialty computing equipment that fills the halls. That variety means investors must weigh very different business models that sit under a single sector label.

The backdrop is a surge in demand for computing capacity, driven by cloud services and artificial intelligence workloads.
